Please read these Terms and Conditions carefully as these conditions incorporate the basis on which bookings for Rongratana Executive Residence (the “property” or the "residence") are accepted. The Terms and Conditions below are for bookings made directly with the property and Rongratana Executive Residence's websites and payments with cash, credit card payment gateway systems through Rongratana Executive Residence website.
Check-in Time:
14.00 hours. Check-out Time : 12:00 hours
Early check-in will depend on room availability and the guest may have to pay an extra fee for such a request.
Early Check-Out
The property reserves the right to charge an early departure fee in the event a guest departs earlier than the original departure date.
Late Check-Out
On request. Please contact the reception desk. Late departure additional fees will be applied.
Children Policy:
-Free of charge for child 0-3 years sharing with family for a maximum of one child per room (without bed and breakfast).
-Extra charge 50% of breakfast for child 4-11 years, if require
Rooms not occupied by 21:00 hours will be seen as No-Show, unless prior arrangement has been made.
Security Deposit:
Security Deposit is required upon check-in.
1-3 nights stay deposit equivalent to one night stay. 4-7 nights stay deposit equivalent to two nights stay. 7+nights deposit equivalent to 50% of total amount of stay. Cash deposit will be returned in full upon check out once all bills are settled. Credit Card authorization refund process may takes up to 30-35 working days depending on guest’s credit card provider. (not including weekend and bank holidays) Bank charge may occur. 1 month tenancy require 1 month deposit. 6 months-1 year tenancy require 2 months deposit.
Guarantee policy and credit card authorization:
A valid credit card required at booking time. The credit card used at the time of booking must be presented by the guest together with positive identification on check-in at the property. An imprint or swipe of the card will be taken on check-in, a signature is required. On departure from the property, all fees for services rendered shall be payable by the guest and where necessary the credit card will be debited by the property for the fees. The property shall debit the credit card for all cancellations, no-shows or for any damages caused by the guest to the property, howsoever arising. This transaction constitutes an electronic transaction and a binding agreement in terms of which the guest authorizes the property to debit the credit card as stated above and the guests written signature shall not be required for authorization purposes. Authorized used and owner of credit card will not dispute the payment with credit card company.
Notification:
The payment is made through Siampay by Asiapay partner with Kasikorn Bank e-payment.
The residence accepts Visa, Master Card and JCB cards are accepted.
Rongratana Executive Residence takes maximum precaution to ensure that your credit card details and other personal information (if any) are secured at all times. Our payment is processed on Kasikorn Bank’s secure server that encrypts your credit card information so that it is protected against unauthorized use. Rongratana Executive Residence does not obtain your credit card information; it goes directly to Kasikorn Bank’s secured server
Conditions on which guest(s) may occupy a room:
Subject to these guest terms, the guests shall occupy the room as bare licensee only and no relationship of landlord and tenant shall be created by the guest’s use of the room. The property retains control, possession and management of the room and the guest agrees that s/he shall not have exclusive possession of any room. The property may in its absolute discretion move the guest and/or allow property employees access to service, repair, tidy and clean the room from time to time.
It is a condition precedent that the guest may only occupy the room following check-in where s/he has: (i) completed and signed the guest registration card; (ii) provided identification; and (iii) provided advanced payment. Only those guests to whom a room is allocated may occupy the room. Guests are not permitted to resell or transfer their booking. The property will use reasonable endeavours to ensure a room is available for occupation by the guest at the stated check in time.
During occupancy of the room and whilst on premises guests will not:
(a) make excessive noise; (b) damage or remove residence property, whether in the room or on any part of the premises. Any damage or removal will be paid for by the guest and amounts to be paid shall at the sole discretion of the property; (c) leave the room in a disorderly state or such state as will cause distress to the cleaners; (d) use any electrical appliance, other than those supplied or approved by the property, in particular electric water heaters, cooking devices, any equipment greater than 3 kWh or, where stated, greater than the kilowatts stated on any particular socket; (e) not to smoke in any room or on the premises except in designated smoking areas; (f) park a car or other vehicle otherwise than as agreed by the property or cause obstruction around the property; (g) bring or allow into the room any person other those allocated to the room, particularly after 9:00 pm, and will cooperate with the property in having such persons removed; (h) enter or occupy any room which has not been allocated to them or obstruct any common parts of the property; (i) interfere with other guests, their property or their enjoyment and peaceful stay at the property; (j) bring into the property any animal or pet other than guide dogs without permission; (k) do or permit anything which is illegal or which may become a nuisance including the infringement of any third party intellectual property rights in particular whilst using the property’s internet connection; and (l) comply with health and safety and fire regulations displayed in the property.
During the stay the guest will produce identification, by way of the room card issued at the time of registration, as evidence of guest’s occupancy at the property should it be required in the property areas and at any time on the property’s premises in the interests of safety and security.
Upon check-out the guest will notify the residence reception desk of departure and pay all outstanding charges that are due and return key card(s).
Limitation of Liability:
Notwithstanding anything contained in these Terms and Conditions to the contrary, Rongratana Executive Residence shall not be responsible for indirect damage, damage arising from consequential damage or special circumstances, including but not limited to loss of revenue, loss of profit, loss of use, loss of opportunity, arisen out of the performance or non-performance of obligations under this Terms and Conditions.
Insurance:
Rongratana Executive Residence strongly recommends guest purchase comprehensive travel insurance. The residence suggest that the policy include, but not limited to, the following coverage – loss of payment through cancellation, loss or damage to personal baggage, loss of money and medical expenses.
Governing Law and Jurisdiction:
The products and/or services described in and available through the site may not be available at the residence due to unseen circumstances such as damage, renovation or maintenance. The residence make no representation that the services or products offered in the site are appropriate or available for use in any particular location. The site is operated from Thailand and it is governed by the laws of Thailand.
